Are there limits to how much I can increase my tenant’s rent each year?

In Ontario, rent increases for most residential properties are capped by the province’s annual guideline. For 2025, the maximum allowable increase is 2.5%, unless you have approval from the Landlord and Tenant Board for a higher amount. This guidelines does not apply to buildings occupied for the first time for residential purposes after November 15, 2018.


Am I allowed to ask my tenant to leave, and if so, how should I do it?

In Ontario, landlords must follow legal steps to end a tenancy. Depending on the reason, you may need to give notice using forms like the N4 (non-payment), N5/N6/N7 (damages or disturbances), N12 (moving in), or N13 (renovations). Proper notice periods and compensation may apply. If the tenant doesn’t leave by the termination date, you must apply to the Landlord and Tenant Board for an eviction order.


What happens when my one-year lease expires—do I need to renew it?

When a one-year lease expires in Ontario, the lease agreement automatically converts to a month-to-month tenancy under the same terms. You don’t need to sign a new lease unless both parties agree to it. The tenant may stay unless either side gives proper legal notice to end the tenancy.


How do I reduce the risk of missed or late rent payments?

To reduce the risk of missed or late rent payments, implement clear lease agreements, use automated payment systems, conduct thorough tenant screening, and maintain regular communication with tenants. Consistent follow-up and offering multiple payment options also help ensure timely rent collection.


What questions should I ask tenants before renting out my property.

You should ask about their rental history, employment and income stability, credit score, reasons for moving, and references from previous landlords and employers. You should inquire about the number of occupants, pets, and their ability to pay rent on time to ensure they’re a reliable tenant. What should I do if rent hasn’t been paid and I want to take action?

Serve the tenant with an N4 Notice to End Tenancy for Non-Payment of Rent. This gives the tenant 14 days to pay the overdue amount. If payment is not made, you can file an L1 application with the LTB to request a hearing.


How much notice is required if a tenant wants to end their tenancy (N9)?

Tenants must provide at least 60 days’ written notice using Form N9. The notice must align with the end of the rental period (e.g., the end of the month for month-to-month tenancies).
